Responsibilities:

  • Develop complex financial models to undertake feasibility study and/or valuation for properties throughout Vietnam and the region; provide exceptional analytical support to clients;
  • Perform in-depth due diligence analysis and market advisory, undertaking feasibility studies and valuations of real estate developments and projects;
  • Consult with clients on project viability or property value;
  • Deliver reports, figures, conclusions, and proper development recommendations;
  • Advise and coach less experienced staff;
  • Assist in developing a marketing plan to implement a broad cross-section of business development activities;
  • Actively pursue ‘Trusted Advisor’ status, lead clients in their requirements;
  • Report to the Director, Head of Valuation & Advisory Services and be responsible as a second-in-charge person to manage the team;
  • Work primarily in the areas of valuation, financial analysis, and in the preparation of relevant presentation material for pitches and proposals;
  • Researching and developing assumptions required for the development of values such as market growth rates, rents, construction costs, and lease rates;
  • Developing opinions and recommendations on potential development opportunities through analysis of various inputs that affect the overall value and liquidity of assets;
  • Identifying factors that may materially affect the value and liquidity of an asset;
  • Analysing property values relative to market conditions and recent sales data;
  • Conducting scenario analysis (e.g., lease restructuring – buy-outs, renewal vs. relocation scenarios).

Requirements:

  • Graduated in Valuation or Real Estate;
  • Good understanding of the residential property sector in HCM City;
  • Good understanding of property market principles;
  • Computer literacy with good MS Office skills;
  • Minimum 3 years of experience;
  • Advanced English skills;
  • Be able to conduct site inspections;
  • High sense of responsibility, trustworthiness.
